Omaha Inland Port Authority Innovation District

BVH Architecture is teamed with Actual Architecture Company, Vireo, and Lamp Reyneearson as the design team assigned under HR&A’s leadership to provide strategic planning for the Omaha Inland Port Authority’s (OIPA) innovation district.

Building on a successful engagement and visioning study completed by HR&A and OIPA in 2025, the new strategic plan will introduce new investment opportunities and community-based, economically inclusive solutions within some of Omaha’s oldest and most historically significant neighborhoods.

OIPA announced in the summer of 2026 a Phase 1 development centered adjacent to an existing commercial district at 30th and Ames. Final program elements are still being sorted as of late summer, but the full buildout of this initial 6-acre phase will include a mixed-use, community-centered “innovation hub”, a multi-family housing development for up to 150 living units, and a “creative housing” component, which will provide a living lab for R/D and manufacturing space for innovative and high-performance construction industry methods, like SIPS panels, 3D-printed home buildings, and modular construction.

Adding to the district’s live-work-play concept, a multi-use active green space is envisioned at the core of the Phase 1 development, providing opportunities for civic and community use and events, wellness, and demonstration space for industry-related partners within the district. The green space will eventually connect to the Beltline Trail system, further connecting the district to other community assets and greater Omaha. A key objective for this initial phase is to set planning and design precedent for other targeted investment zones within OIPA’s 3,000-acre jurisdictional district.
